The island unfolds in stages, from the South of Fifth enclave through the Art Deco blocks to the resort corridor of Mid-Beach and the residential streets of North Beach. Water on either flank caps how much can ever be built, so scarcity underwrites the whole market, and the inventory spans 1930s landmarks to branded residences perched above five-star hotels.
Buying a condo in Miami Beach starts with choosing your stretch of the island. South of Fifth trades on quiet, low-density waterfront and some of the city's most exclusive addresses; the South Beach blocks behind it pair 1930s Art Deco buildings with a handful of oceanfront towers; Mid-Beach is the resort corridor, where branded residences rise above five-star hotels; and North Beach stays largely residential and more attainable. Beyond price, two questions decide most purchases here: whether a building faces the ocean, the bay or an interior street — and whether its bylaws permit short-term rentals, because only a limited set of Miami Beach buildings and zones allow them, and that single fact changes the investment math entirely.
Only a specific set. Miami Beach restricts short-term rentals by zoning district and by each building's own declaration, and most residential condos prohibit anything under six months. A handful of buildings and zones are grandfathered or purpose-built for it, and they trade at a premium for exactly that reason. If rental income is part of your plan, we confirm a building's legal short-term-rental status in writing before you offer — it is the most misunderstood point in this market.
The Art Deco and MiMo stock is part of what makes the island singular, but age raises the diligence bar: milestone structural inspections, funded reserves and current wind and flood coverage matter most in these smaller, older buildings. Many are beautifully run; some carry deferred work that surfaces as an assessment. We read each building's inspection standing and reserves before you commit.
A great deal, and not always the way people expect. Direct oceanfront commands the clear premium, but wide bay views with a boat slip and western sunsets have their own devoted buyers, while interior units buy the same address for materially less.
