Living in Coral Gables

Coral Gables is the planned city George Merrick shaped out of citrus groves in the 1920s — the City Beautiful, laid out in Mediterranean Revival with coral-stone entrances, fountained plazas, and boulevards named for Spanish cities. A century on, the plan still rules: height limits and design review protect the fabric, the Biltmore's tower still anchors the skyline, and the city runs on its own institutions — Miracle Mile, the University of Miami, a museum-grade city hall and one of the county's strongest school clusters.

The condo market lives mainly downtown, in the blocks around Ponce de Leon and Miracle Mile where the Gables is at its most walkable: 1300 Ponce, 55 Merrick, Ten Aragon, Andalusia, Douglas Grand, The Minorca and boutique Biltmore Parc beside the golf course. On the city's short bayfront at Edgewater Drive sit The Gables Club and Gables Waterway Towers; The Avenue serves the university district; the Coral Way corridor adds Gables Marquis and Shamrock Gables; and gated Deering Bay closes the city at the bay with golf-course towers and marinas.

Gables buyers are buying restraint. The city permits little, so condo supply is structurally scarce; residences skew larger and owner-occupied; and daily life runs on foot — coffee on Giralda Plaza, the Saturday stroll down Miracle Mile, Metrorail to Brickell when work calls. It is the market for people who want Miami's weather and economy inside a city that behaves as though it were finished a hundred years ago — because it was.
