Brickell Condos
Brickell is Miami's financial district and its densest condo market — a bayfront grid of residential towers stretching from the Miami River south along Brickell Avenue. It runs from Ugo Colombo's Bristol Tower and Santa Maria, which set the neighborhood's luxury era in the 1990s, through Brickell City Centre, Una and the supertall generation — the buildings that together form the skyline.

Living in Brickell
Brickell runs south from the Miami River to the Rickenbacker Causeway, wedged between Biscayne Bay and I-95 — roughly a square mile carrying the tallest skyline in Florida. A banking district a generation ago, it is now Miami's most urban neighborhood: the free Metromover threads between the towers, Brickell City Centre anchors the retail core, Mary Brickell Village holds the restaurant row, and the baywalk and Brickell Key loop give the neighborhood its running paths.
The condo market breaks into three distinct zones. North Brickell (the river to about SE 12th Street) is the dense, newer core — Icon Brickell, Brickell City Centre's Reach and Rise, The Bond, 500 Brickell — where walkability peaks. Central Brickell along Brickell Avenue and Brickell Bay Drive blends 2000s bay-view towers such as Jade Residences, The Mark and The Club at Brickell Bay with the 85-story Panorama Tower. South Brickell, below SE 15th Road, is the skyline's quiet estate section — Santa Maria, Bristol Tower, Atlantis, Villa Regina and UNA Residences face open bay with Simpson Park's tree canopy behind them.
New Construction & Pre-Construction
Brickell is mid-cycle on its next generation of towers. UNA Residences brings Adrian Smith + Gordon Gill's yacht-inspired design to the South Brickell waterfront; ORA by Casa Tua joins residences with the Casa Tua hospitality brand at 1210 Brickell; and the supertall wave — projects announced at and above 1,000 feet — will lift the skyline higher through the decade. Buying pre-construction means developer payment schedules, first pick of lines and today's pricing on tomorrow's building; we represent buyers in every active Brickell project.
How the Skyline Got Here
1981–1987 — Arquitectonica's postmodern quartet — The Palace, Imperial, Atlantis and Villa Regina — lands Brickell on the world's architecture map.
1993–1997 — Ugo Colombo's Bristol Tower and Santa Maria create the Brickell luxury high-rise.
2003–2008 — the first boom: Four Seasons becomes Florida's tallest; Icon Brickell adds 1,800 residences at the river mouth.
2014–2019 — the second wave: Brickell City Centre, SLS Lux, Echo, Panorama Tower (85 stories) and Brickell Flatiron.
2020s — the supertall era opens with UNA and the next round of 1,000-foot proposals.
Brickell Condos — FAQ
How many condo buildings does Brickell have?
Our directory follows 49 established condo buildings within Brickell proper — from the 1981 Palace on Brickell to towers still under construction such as ORA by Casa Tua and UNA Residences. Once you count the individual towers inside multi-tower developments (Icon Brickell's three towers, Brickell Heights East and West, and the like), the neighborhood holds well over 60 residential towers.
What does a Brickell condo cost?
Brickell reaches nearly every price point. Studios and older one-bedrooms in buildings like Four Ambassadors or Brickell Townhouse can begin under $400K, mainstream towers such as Icon Brickell, Axis and The Plaza generally sell between $500K and $1.5M, and the luxury tier — Santa Maria, Four Seasons Residences, Echo Brickell, UNA — runs from about $2M to well past $20M for penthouses. Live prices for every building are on this page.
Which Brickell condos sit on the waterfront?
True bayfront buildings include Santa Maria, Bristol Tower, Atlantis, Imperial, The Palace, Villa Regina and UNA Residences along the Brickell Avenue corridor in South Brickell, plus Jade Residences, The Mark and Brickell Bay Club on Brickell Bay Drive. Icon Brickell and Brickell on the River front the Miami River where it meets Biscayne Bay.
Do Brickell condos make a good investment?
Brickell holds Miami's deepest condo rental market — the district's walkability, employment base and transit keep units consistently leasable, and buildings with flexible rental policies (Icon Brickell, Brickell on the River and Fortune House among them) draw investors. As with any Florida condo purchase, study the building's reserves, milestone-inspection status and HOA financials before buying; we can pull these for any building on this page.
Which Brickell buildings permit short-term rentals?
Most established Brickell condos require 6- or 12-month minimum leases. A few run hotel or flexible-rental programs — Icon Brickell Tower 3 (W Miami), SLS Brickell and Fortune House are the best known. Because board votes can change these rules, confirm a building's current rental policy before you buy with investment intent.
What is living in Brickell like?
Brickell is Miami's most walkable neighborhood: Brickell City Centre and Mary Brickell Village for shopping and dining, the free Metromover looping through the district, Brickell Key's baywalk for running, and one of the country's densest clusters of restaurants and rooftop bars. It is the closest Miami comes to a vertical, live-work-play downtown — calmer toward South Brickell's residential bayfront, liveliest around Brickell Avenue and Ninth Street.
How high are HOA fees in Brickell condos?
Figure on roughly $0.80–$1.50 per square foot each month in most full-service Brickell towers, and more in ultra-luxury or hotel-serviced buildings — fees track amenities, staffing and building age. Every listing on this site shows the association fee in its Building Information section.
What new condos are under construction in Brickell?
The current cycle includes UNA Residences on the South Brickell waterfront, ORA by Casa Tua at 1210 Brickell Avenue, and several announced supertall projects along the Brickell Avenue corridor.
