Aventura Condos
Aventura is northeast Miami-Dade's master-planned condo city, laid out around the Turnberry golf courses, the Intracoastal Waterway and Aventura Mall. Its towers follow three distinct waterfronts — Country Club Drive's golf-and-lake loop, the Intracoastal from Mystic Pointe to Porto Vita, and the Maule Lake marinas — ranging from 1970s classics like Commodore Plaza to Echo Aventura and the Marina Palms yacht-club towers.

Living in Aventura
Aventura shows what a master plan looks like half a century on. In 1967 Don Soffer began dredging the marsh between Biscayne Boulevard and the Intracoastal around a straightforward framework — a pair of golf courses, a loop road along the water, and towers set on the shoreline — and the city that incorporated in 1995 still hews to it. The outcome is a condo market with no real parallel in Miami-Dade: not a downtown grid but a green, gated, walkable expanse of some eighty towers organized around golf, lakes, marinas and three miles of Intracoastal frontage.
The neighborhood sorts into three waterfronts. The eastern loop — Country Club Drive — traces the Turnberry golf course and gathers the area's classic towers: Delvista, Hamptons South, Terraces at Turnberry and the Turnberry Isle communities. The northeast corner holds the gated waterfront enclaves — Porto Vita, The Point, One Island Place — where the Intracoastal widens toward Dumfoundling Bay. And the southern peninsula off NE 188th Street stacks the city's deepest inventory: Mystic Pointe's six towers, Echo Aventura, Artech and Uptown Marina Lofts, with Marina Palms and its 112-slip marina on Maule Lake just to the south.
What buyers find here that Brickell and the beaches cannot match is space, greenery and infrastructure. Floor plans run larger per dollar, almost every tower is gated and set in resort grounds, the city fields its own A-rated charter schools and police department, and the Brightline stop at Aventura Mall puts Downtown Miami, Fort Lauderdale and Orlando within rail reach. The trade-offs are ocean frontage — Sunny Isles Beach is a five-minute drive east — and city nightlife. An Aventura evening means dinner along the mall's restaurant row or at the Turnberry clubhouse rather than a rooftop circuit, which is precisely the appeal for the owners who choose it.
The market divides cleanly by era, and price follows era. The 1970s–80s towers on the loop are the value play — generous floor plans starting in the $200Ks, with recertification-driven assessments the central diligence item. The 1990s Turnberry and Mystic Pointe generation introduced gatehouses, tennis centers and marinas. The 2000s wave (Peninsula, Hidden Bay, Parc Central) brought floor-to-ceiling glass, and the present cycle — Echo, Marina Palms, The Harbour, Aventura ParkSquare, Aventi — goes head to head with the beaches on finish while preserving the Aventura price edge.
